1. PURPOSE
These Host Terms apply to any person or organisation that lists or provides a Place or Experience through Hidden Places.
They supplement the Hidden Places Terms of Service.
2. AUTHORITY TO LIST
By listing a Place, you confirm that you are legally entitled to offer it for the uses advertised.
You must be the owner, lawful occupier or otherwise have sufficient authority from the person entitled to control the Place.
You must not list land or property where doing so breaches a lease, tenancy, mortgage condition, restrictive covenant or other binding obligation.
3. PLANNING, LAND USE AND PERMISSIONS
You are responsible for determining whether the proposed use of your Place is lawful.
This includes, where applicable:
• planning permission;
• permitted development rights;
• temporary-use allowances;
• campsite or caravan-site requirements;
• licensing;
• event permissions;
• environmental restrictions;
• highways or access requirements;
• restrictions applying to protected land or buildings; and
• any other consent required for the activity offered.
Hidden Places does not provide planning permission or regulatory approval.
The fact that a Place can be listed or booked through Hidden Places does not mean that a particular use is legally permitted.
Where temporary-use rights are relied upon, you are responsible for monitoring and complying with any applicable limits on the number of days or occasions on which the land may be used.
Hosts should obtain professional advice where uncertain.
4. ACCURACY OF LISTINGS
You must provide accurate information about:
• the Place;
• location and access;
• photographs;
• facilities;
• restrictions;
• accessibility;
• hazards;
• permitted activities;
• capacity;
• availability; and
• any rules Guests must follow.
You must update information promptly if circumstances change.
5. AVAILABILITY
You are responsible for maintaining accurate availability.
You must not knowingly accept conflicting bookings.
Where Hidden Places provides calendar or blocking functionality, you should use it to prevent dates being offered when the Place is unavailable or cannot lawfully be used.
6. SAFETY
You must take reasonable steps to ensure the Place is safe for the activities you permit.
You must disclose material hazards that a Guest would reasonably need to know about.
Depending on the Place and activity, this may include information concerning:
• water;
• cliffs or steep ground;
• livestock;
• machinery;
• unstable structures;
• fires;
• woodland hazards;
• vehicle access;
• uneven terrain;
• electrical installations; and
• other significant risks.
7. INSURANCE
You are responsible for determining and maintaining insurance appropriate to your activities and circumstances.
Hidden Places may require evidence of insurance for certain categories of listing or activity.
8. GUESTS
You must treat Guests fairly and must not unlawfully discriminate.
You should communicate important instructions clearly and respond reasonably to booking-related enquiries.
9. PRICING AND PAYMENTS
You are responsible for setting permitted prices through the platform.
Applicable Hidden Places fees, commissions and payment arrangements will be disclosed separately.
You are responsible for taxes arising from income you receive.
10. CANCELLATIONS
You must comply with the applicable Cancellation and Refund Policy.
Hosts should not cancel confirmed bookings without good reason.
Repeated or avoidable Host cancellations may result in restrictions on listings or accounts.
11. DAMAGE AND INCIDENTS
You should report significant damage, safety incidents or disputes promptly and provide reasonable supporting evidence where requested.
You must not make knowingly false or exaggerated claims.
12. OFF-PLATFORM BOOKINGS
You must not use Hidden Places primarily to identify Guests and then deliberately move bookings off-platform to avoid applicable fees or protections.
13. COMPLIANCE WITH LAW
You are responsible for compliance with laws applicable to your Place, business and activities, including relevant consumer, tax, health and safety, planning, licensing and data-protection obligations.
14. SUSPENSION OF LISTINGS
Hidden Places may temporarily restrict or remove a listing where there is a reasonable concern regarding safety, legality, misleading information, repeated complaints or breach of platform terms.
15. CHANGES
These Host Terms may be updated by issuing a new version.
Where required, Hosts may be asked to accept updated terms before continuing to publish or accept bookings.
